Headquarters Building Renovation Scheduled

Renovations are schedule for MMAC’s Headquarters’ Building.

This month construction work will begin on the Headquarters Building as mechanical system upgrades will be made, as well as repairing the slab on the first floor. The mechanical system upgrade will include replacing eight air handling units, two chillers, and a cooling tower. Project phases are identified on the attached drawing and involve:

  • January 11 - June 2016:
    Closure of HQ Building north compound for contractor’s staging, setting temporary air handling units and piping, etc. Egress from the lobby into the north compound will be maintained. Additionally, protective covers will be provided to maintain the north and south egress areas from the HQ Building. Parking will be closed in this area.
  • February 15 -May 15, 2016:
    A portion of the drive on the east side of HQ Building and a portion of the parking lot will be blocked for setting temporary chillers and routing of pipes and cabling. Some parking will be closed in this area.
  • Mid-May - June, 2016:
    Expect closure of the HQ Building south compound for contractor staging and setting temporary air handling units. This will require blocking the exits into the south compound, leaving code compliant egress from the south basement through the remaining exits.

Portions of the slab on the first floor in the Headquarters Building are scheduled for repair. Construction should start around the middle of January and continue through September 2016. The project involves the following phases:

  • The north side corridor will be closed, preventing egress from the main lobby to the north vestibule. The north vestibule will be open and useable for tenants in the northeast wing. All other entrances/exits will remain open.
  • The restrooms off of the north corridor will be closed during this work. The restrooms at the northeast wing will remain open. Also, all restrooms on the 2nd and 3rd floors will remain open.
  • In the 2nd phase of repair, a portion of the south side corridor will be blocked, but the corridor will remain open for use.

The Office of Facility Management’s Operation and Maintenance Division (AMP-300) will work with each employee to temporarily reassign handicap and reserved parking spaces impacted during the construction. Everyone’s cooperation during these renovations is greatly appreciated.
